The downside is the landlord will get all the rent in one go, it wont be held in a rent deposit scheme so the risk is all mine. The house is on his farm though so if he messes me about I dont have too far to go to find him.
Re your latest post, rent deposit scheme is purely for the deposit and not for advance rent paid, so it's good you've paid a deposit still.

Risk for me is what if... We've paid all up front so if say the cooker breaks and the LL decides not to fix it, we cant withhold rent cos we've paid it already. But like I said, he's just up the road, so any trouble and I'll be round his place to pee in his duck pond.Bankruptcy and Supporters club... Member 340.

Withholding rent is only acceptable in law under certain circumstances. But yeah, he shouldn't be a problem living so close.
I had a friend once who's landlord failed to fix the heating and hot water in the winter. After two weeks she turned up on his doorstep at 6.30am in her dressing gown and carrying a towel and soap. Two mornings of this and he got things fixed for her, lol.

whilst I am pleased for the outcome..I still think it is invidious that an Agent can demand 6 month's rent ...in advance.
I would attempt negotiation with the LL at that point...after all, such a demand is tantamount to unnecessary discrimination.
I cannot believe that folk still equate bankruptcy with being penniless.

SO, where's the compensation for 'interest lost?'
Might be worth inquiring of the LandLord whether they realise you've paid 6 months in advance?
[far be it for me to suggest the lettings agent has banked the advance rent, and is feeding it to the LL month-by-month.......that would mean suggesting the agents are untrustworthy, would it not? Good point Alistair and not unknown for an agent to do that.

Its £4950 for us, plus £1240 deposit. And yes it's a real smack in the face but it means we can move. Being BR means we are ripe to be manipulated and be taken advantage of. That kind of discrimination is enshrined in law and to be encouraged by all and everyone on the take.
I will make damn sure the LL knows I have paid it all up front. I asked the lettings agency if they would pass it all on in one go, they said they would, thats why I was worried, I would rather it had been held in a rent deposit scheme, at least then that cash would be protected. Just to lighten the bad karma a tad, if I kept that cash in savings for 6 months, i could expect next to no interest. Best bet seems to be at the moment to put cash into shares isa's. but they arent without risk. I did put £10 to win on Ballabrigs this year.. Nice earner!! Wish Id stuck my deposit money on it insteadI bet on the horses once a year and have picked 3 of the last 4 winners

have to say when i worked in lettings the same senorio was agreed, however there was no need at all for a credit check, money was up front, you declared your financial status so no insurance was needed for the LL at all! crazy!

If they don't pass it all on to the LL in one go you can bet it will be held in their bank account. Advance rent cannot be put into a rent deposit scheme because that is for the deposit alone. i have just spoken to a letting agent in my home town who have said they want 7mths in advance and £150 admin fee "they can dream on"0
