plans for house extension

can anyone recommend an architect for drawing up plans for a house extension and please give a rough idea of what I should expect to pay.
I have had one quote at £1200 which I thought was a bit steep, but im not sure if its just the norm.
TIA

depends what you are talking -
an architect will normally charge for a measured survey as is, a plan for the proposal which should be able to pass planning control, and even a plan for building control which is more detailed.
They might charge around the £2000 mark for all 3 of these especially if you only have a rough idea of what you want to do - then add the planning and building control application fees on top.
Some building companies may offer this service as part of their package but you need to watch what you get - will their plan be the best for you or the easiest for them to build?
In the experience of others I have known, paying a bit extra at the start of the exercise by using an independent architect can save you money in the long run by giving you more options and giving you the build that you want.0 -
This should be a sticky at the top of the MSE page
"You do NOT need an architect to draw up simple plans"
Simple extension plans showing you possible options etc... anwhere from £200 to £500 depending on size complexity etc...

hi Mrs Moc
are you still looking for some advice. I picked up a post card at the self build show for a scheme called "Improve dont Move". It has some kind of tie in with Action Cancer. I had an architect round to my house to discuss converting my garage to a play room. He came up with a few good ideas, but recommended not to bother with the conversion for a whole host i reasons i hadnt thought off- which i thought was pretty fair of him. He didnt come looking for a job. all it cost me was £40 donation to Action Cancer.
It might be worth your having a chat with him to get some (almost) free advice.0 -
