Hi

Can anyone let me know what mortgage companies class as income now?

I am a working, single parent and my salary is £15 858 however taking into account things such as child maintenance, tax credits etc my actual gross household income is greater than this. Will the mortgage lenders take this into consideration?

I have a good track record of paying my rent on time.

Yes they will. Things life Child Benefit, working tax credits and child tax credits. Also maintenance is allowed if on a court order or through a solicitors agreement ot indeed if you have 12 months history via bank statements

How much of a percentage of this money can be used by a lender depends on their individual lending policy but you should be able to find someone who will use 100% of it
