Solicitor to the rescue!
He is putting in my formal offer as 125K + 3K for furnishings. Hopefully the owner will agree to this change in terminology.
They had already offered to leave the washing machine & fridge freezer so hopefully it wont be too hard to justify.0 -

Make sure the 'furnishings' are 'chattels' NOT 'fixtures'. You will have to agree and both parties (who are equally liable) will inevitably have to provide an agreed list and valuation per item to justify this to various parties including the lender. The solicitor has to declare other payments involved in the conveyance of the property.
Not saying it is wrong - just there are clear rules and these deals are regularly investigated after completion.
Fridge and freezer are certainly chattels (if free standing not integral units) but their second hand value is probably only a couple of hundred quid.Hi, we’ve had to remove your signature. Oh well if you're including carpet, chuck in the wallpaper as well, that's got to be another 100 quid off the 3 grand surely!0
