Topping up the mortgage

As I didnt have the benefit of this site when I was missold my endowment mortgage in the 90s I thought some of the savvy savers on here could advise me for the best course of action.
I'm currently over paying my now repayment HSBC mortgage and have around 5 years left to run with 9K outstanding.
We need more space and the house market isnt shifting so I'm now looking at a loft conversion rough budget 20K with my ISA to cover architect fees and other eventualities.
Naturally the easy thing to do is to go to HSBC and ask them for another 20K on my mortgage, but is it the cheapest option?
