I am in a real mess! Advice needed please

Thanks for the advice everyone - I think the best thing I can do is seek advice from citizens advice and see what I can do further. I am aware that the debt is both of ours - I have tried to be very reasonable about this throughout - I just don't know what to do for the best - Cut my (rather large) losses and put the house up for sale (providing that it sells)! or stick it out knowing that the interest rates will be sure to rise in the near future.

I have a valuation organised next week - so we will see what that brings.

Even if you find a buyer prepared to pay the current valuation, you won't be able to sell it without making up the shortfall
