We have found somewhere this morning- and have take advice from CCCS that rent can be in line with our mortgage payments
Now forms to complete for the credit check for us both- which I'm really nervous about!
No CCJ's against us- just the amount of debt we hold and our recent missed payments- I so hope we're accepted!
We've been advised to contact our mortgage company to say we can't manage to pay both the mortgage and the rent- so we will be stopping payments to the mortgage. They said the next step is to put the house up for sale, and then the OR will decide if they wish to take over the sale. Not sure it's worth rushing to do that as filing in the next week.
Getting really nervous about the next step of filing for BR on Thursday (credit check should only take 48 hours from Monday). Still wondering if it's best to put it back a week, in case the credit check isn't quick for the rent- but in other ways- we just want to get on with it as waiting makes me more and more nervous! We have got someone who will be a guarantor if necc, but not sure if some landlords/agencies won't even touch you if you are BR?
The phone is ringing a lot now from creditors- and really struggling to have the guts to pick up the phone
Does the court/OR take this into consideration as to how you deal with them- have spoken to some of the creditors but not all to let them know our situation
I keep thinking of all the "what if's" and really shouldn't- as it's not helping my state of mind!!
Lots of us have been where you are now, in a few months you will look back and just sigh, right now it's all scary stuff, in a few months you will know how to deal with the calls, after your BR you will hold the trump card, let them sound off, they will tell you how important it is you give them the money blah blah, then tell em you are BR, probably they wont belive you but mail them yoru BR order and the calls will stop. Sooner or later you will begin to miss not having the calls. Sounds mad but it is true. Well it was for me... I still pick up the "number withheld" calls now with excitement but they are never from ex creditors any more

Worcsman - this is what angers me about letting agents. There is NO need for them to carry out a credit check as you are negating that by paying 6 months rent up front. Yet they still insist on taking your money for the credit checks which, as you say, they probably won't even do. Personally I'd get my credit reports after and if no checks have been made, demand my money back! GrrrrrrWhen I joined, I needed a name. The forum members gave one to me...I am INAN

Thats exactly what I thought of doing, they sub out the credit checking and referencing to a company called Homelet, I'm quite sure they will check me out, they have already contacted my current Landlord, very fast infact, I handed over the cash on Friday afternoon, Saturday morning he has a letter asking for the reference! I don't understand why they need to bother with the other checks though, Im paying the whole tenancy up front, plus the deposit on top, I just can't understand what risk I will be for them, so far as I see it, it's me that is taking the risk. a 6 months agreement, all paid up front plus the b***y deposit. Is it any wonder that renting after BR is the pain in the backside that it is? I've said it before, if I am ever to become a landlord, I wouldnt have a seconds hesitation in taking on a bankrupt tenant. Of course I would check first that they had a job or the means to pay but I would not make an arbitrary judgement that someone was going to rip me off or was dishonest because they had been made bankrupt. Which is exactly what has happened to me, the last house we wanted to rent, we offered the same deal, all paid up front etc it took just a day for the agents to call back and say no thanks, we dont do bankrupts. Still it's their loss. My personal view is that being a BR should carry weight with housing association lists, at least as much as being an immigrant, as getting private rented is so difficult, therefore we should be helped out in the points system. We are on housing lists but are lower than shark poo in the pecking order and would pretty much not get a house from them. Thats my gripe for the day

Ah, I didn't realise Homelet checked some of those extras, so yeah, the agents probably will ask for the checks and obviously Homelet charge for their services.
The biggest gripe I had was an agent who tried to tell me that Homelet wouldn't pass me because I was on benefits! I rang Homelet and they said no probs it's assumed HB will cover the rent... It's just the agent didn't want to take on any HB claimants.
That's why I'm going to hang on to this place with my fingernails if I have to. Private landlord, lovely chap, lives in the village, easy to get hold off, happy I'm looking after the property, has no plans to sell the place and his only worry about me going BR was whether it would affect my ability to pay. We were stood in the High Street chatting about it and I just confirmed to him it would be fine.

it really is about time discrimination in certain areas [housing, workplace, power,etc] against BR's and ex-BR's is dealt with.
Either that, or its about time divorce was given the same levels of discrimination.No, I don't think all other drivers are idiots......but some are determined to change my mind.......0 -
