CHANGING mortgage at last minute querry

Few banks have published new rates which are drastically lower than what we have been offered and willing to offer us more.

We have a mortgage agreed with HSBC, which was a good rate, they carried a free survery on the house and things are about to enter the solicitors stage, so we're nearly there to sign.

I'm not sure how long the solicitors process takes (searches, contracts, etc) but can i change or at least attempt to change my mortgage at this last minute?

Will the new bank i am going to know i have been offered a mortgage already? Yes i am aware it will show up on a credit check. Also, will my original offer from HSBC be effected by me looking elsewhere?
