Natwest Mortgage deal coming to an end.....help please???

we currently have a 2 year tracker with Natwest, which tracks at 2.49% above the base rate. it ends in August and will revert to their standard variable rate of 4%. We have an 80% LTV.

firstly, at what point should I contact natwest to discuss a new deal, and contact an IFA for advise on other deals...

secondly, does anyone have any advise on where to go from here with regards to a new deal. i.e. fixed or tracker...how long to take??

    I think usually about 3-4 months before expiry, so perhaps after Easter would be a good time to get in touch.

    I personally wouldn't go for a short-term product as interest rates will almost certainly be higher then, and you'll have another product fee to pay at that point if you don't revert to the SVR.

    As for fixed vs tracker, what's your attitude to risk?
