Gaps in electoral roll history -will this affect our application?

Hi there,

I wondered if anyone could help. My partner and I are hoping to buy a house. I've just sold my property and we have a 10% deposit. Unfortunately there aren't many 10% deals out there and we're hoping to go with either Halifax or Santander.

Before we put in our application we're doing everything we can to ensure that no problems come up in the application process. We've looked at our credit files - my credit report is excellent with the highest score possible, but my partner's is only 'fair'. I've checked with these lenders and they should theoretically still be able to take those with a 'fair' credit score, although they did explain that it depends upon what is causing that score.

When I looked through my partner's credit report, I noticed that he has a 7 month gap in his electoral roll history, between 2008 - 2009 (ie within the last three years). We know that in fact he entered one property earlier than it is being displayed on the credit report so we will hopefully be able to bring this down to a 3 month gap by contacting the local electoral roll office directly. Regarding the 3 months when he wasn't actually on the electoral roll - my partner stayed in my property during that time but we just never got round to putting him on the electoral roll as it was for such a short time period. We were looking for houses to rent together and we knew we were not going to stay there.

Will this gap in his electoral roll history cause us problems? It certain occurs within the last three years. Fortunately the addresses he stayed at do correlate with the addresses on the electoral roll - it's just the timings that are different.

My partner is self-employed and although he doesn't have a great deal of debt, his debt to available credit ratio is quite high so obviously everything that we can do to try and make it easier for him to pass this application process is helpful to us.

I forgot to mention - apparently Halifax did do a credit check on both of us when we were enquiring about the mortgage back in December and we both 'passed'. However having looked at our credit reports I can see no evidence of a check and I wondered whether they had got it right?

I look forward to any thoughts you may have,
Thanks v much
Catta

There is no way of telling unless you actually get an AIP done, Voters roll is important, but it is not the sole criteria, get an AIP done, at least you will know where you stand.

With regards to updating the VR records, I doubt if this can be changed retrospectively, but also doubt if it would really make much difference.

If they are telling you that you passed the credit check then it would appear the first hurdle has been crossed.

As for the check not showing on a search. It could have been an alternative credit reference agency.
