Is this possible or does anybody have any ideas to share?

Me and my wife own 50% of our home. value(our share) is app 60,000 balance on mortage app 54,000, we want to move to a home with 100% ownership but understand the market isnt the best at the moment. I was wondering whether or not it would be a good idea to offer potential purchases 5% cash towards deposit upon full asking price. So this would mean £3000, we are looking to move in about a years time, and will be matching another £3000 off the balance of our mortgage, can anybody see the pros and cons of this? Or offer any better incentives to entice buyers? Thanks

Seems like a very long and complicated post to say..' should we reduce the asking price to entice a buyer?' The answer is always YES ...if that is what you want to do.
How much you reduce it is very dependant on an awful lot of local and unique factors which posters without detailed knowedge cannot answer.0
