Confused - Can you include the 3% stamp duty on your overall mortgage?

    No sane lender will give you 100% of the purchase price, plus stamp duty - and let you pocket the 43k equity in your current property.

    You need to think in terms of putting your 43k to the purchase and to the stamp duty

    As said earlier.... with vendor gifted deposit, the Halifax (pending valuation) will let us do this.....
    Surprised this is not more widely known, as it's hard enough getting a 15% deposit as it is, never mind finding an extra 8K in addition.

    King Street, thanks for clarifying, turns out NR also do something similar but we are going to stick with the halifax for 2 years.
