Tracker/Fixed with Santander

Hi there,

Outstanding mortgage 121500, property value 146,000, 21y remaining.

Mortgage deal has ended and i'm on the SVR of 4.99 and Santander are offering a 2y tracker at +3.49, a 1yr fixed 4.49, 2yr fixed 4.99.

Do these seem competative?

I applied for HSBC in December last year and they declined me a fixed saying it wasn't affordable yet it was cheaper than what i currently pay with Santander? This kind of got me down so I have swept it under the carpet and I have kept it on the SVR but I need to sort it out ASAP.

Is there a fee for the 2 year fix and can for afford to overpay to build up equity over the next 2 years?

we were looking at this 2 year fixed rate and was told there was a £499 fee attached to it and found cheaper rates from santander online - said we couldnt get them as we were not re mortgaging
