Credit Rating Problem when applying for morgage

Hi,

I have recently been turned down for a morgage and they surgested I checked my credit rating with Equifax. On doing this I found I was still associated with my ex wife from 6 years ago and she has made a lot of credit applications.

I have checked with the bank that have the association and they removed her name when the joint morgage was put into my name in 2005. I have also done the Equifax online application to have it removed. This takes upto 28 days though!

Also I had a credit card I had closed 18 months ago that the bank had left open with a credit limit of 7500. Contacted them and it is now closed

My question is, will the lender take these things in to consideration when re-applying or will I need to wait until they are removed from my records?

I have now sold my house and offered on a new property and need a morgage offer to continue! and only borrowing 70k on a 180k property.
