Please help me stop money slipping through my fingers

Thanks for all the recent messages I have just seen. In response to your comments:
-I feel better now that I am dealing with the problem, rather than trying to ignore it.
-I am trying to get creative in relation to my social life.
-Yes my house is money pit. My cars were fine (up until recently!) and they are not that old. The brakes have now started making funny noises which is all I need.
-I am keeping a spending diary
-Luckily my husband has family medical insurance through his work.
-The wasps nests were all underneath the roof tiles so I couldn't reach them.
-Agas are designed to be on all the time. You can't switch them off regularly because they take at least 4 hours to warm up again (I've tried!)
In the last few days, I have made lots of cuts to spending which is good but this doesn't get away from the fact there are lots of things which need doing which require a lump sum of capital. In particular, £9000 for the septic tank and this can't wait. Whilst we do have an emergency fund I am reluctant to clear it out in case eg my husband loses his job.
I have now created a breakdown of our finances for my husband and I to discuss. As far as I see it there are two obvious options:
(a) Sell up
(b) Increase our mortgage to cover the essential fixing costs
Hopefully we will be able to agree on a way forward0
