can I get a mortgage?

I am self employed and have had very little work in the last two years due to having a baby. The previous year to this was also low in income as I was traveling for 6 months.
I have full equity in my house that I am selling which I have an offer of £275,000 at the moment.
I would like to borrow between £100,000 and £150,000.
I can't borrow this on my income but I can make the repayments as I will be working more and I receive working tax credits and child support from my ex partner.
My mother who is 72 and now retired could act as a guarantor but I am wondering if she is too old? She has full equity in her house valued at £600,000 and has a private retirement and investment income.
What are my options?

Best add up your total self employed earnings and then add into this your working tax credits and child support. All these are acceptable forms of income to lenders.
Doubt whether they would look to accept your mother due to her age even though she may have sufficient income, the fact some of it is from investments would worry the lenders too.
Whilst you state you have the ability to pay the mortgage in the future by 'working more', the lenders really want to see you that you've worked more in past! They need a better history than that. If you've had an upturn in business for 6 months and can show management accounts to this extent, some lenders can consider this.0
