Hi guys.
Looking to put my fiance's house on the market in the next few days. What EA would you recommend I use in Larne and any good Solicitors there?

We used Hunter Campbell when we were selling a house in Ballygally 5 years ago and they were fine - couldn't comment on how proactive they'll be now though, with houses being slower to sell.

brian todd would probably be the largest EA in larne, then you have Sives(used to be part of Remax), Hunter Campbell. re solicitors i know Neal McAllister in agnew street quite well and doesnt cost a fortune.
where abouts in larne is the proerty? it will all depend on what you are prepared to accept for the property as to your chance of selling as there are lots about at the minute.0 -
Yep, there are lots about at present - I've been looking on Property News steadily for the last 9-12 months so I know we're not going to get a lot for the property, some people are in cloud cuckoo land, I'm being a bit more realistic. I know we're not going to get as much as we'd like and at present I'm just happy to get the property sold so the price will reflect that.
Just want to know what's the best EA to go with really.0 -
the thing with property news is there are probably still houses on at the crazy prices and it just hasnt been updated yet so very hard to judge. i would price them and see how much they are charging and take it from there.0

Obviously check out who charges what fee's to sell your house, listing shouldn't be more than £100 plus VAT of course, and EA's commission should be 1% of sale price.
Use Property Pal in preference to property news as they have more information there like the insight tool, which tells you how long the house has been up for and any price changes over that time :T
Get an EPC done on the house too obviously, link on property pal for £49 + VAT, a lot cheaper than the £100 + VAT my EA wanted.
Get several valuations done by several agents and let them know that you want it priced realistically, get facts and figures off them too for number of recent sales etc.... although knowing EA's they will probably lie through their teeth anyway :rotfl:
Solicitors fees for conveyance vary wildly too, phone and ask for a quote, I am having to pay £811 this month now to my solicitor for handling the sale of mine, I don't know if that is bad or good maybe you can let me know if you get quotes;) but I stuck with my family solicitor as I knew them well and they are very good, so maybe worth paying more for someone you trust;)

Ok, have finally got an Sives EA to come out and do a valuation later this evening. They seem to be offering a very good deal at present. They are charging a flat rate of £500 for their fees (rather than a & of sale price) they are also charging £200 inc VAT on top of that for advertising and EPC cert, so a total of £700.
Does this sound like a good offer? What sort of reputation do Sives have? This also includes a listing on Property Pal and Daft.0
