Mortgage survey carried out before credit scored

I am a little confused as to Santander's procedure regarding the valuation report of a proposed property I want to purchase. They have told me that a surveyor as been appointed to carry out the report (scheduled for today) but as yet they can't tell us if we have passed their credit scoring.

I am worried as the surveyors report is costing us £500 (non refundable unless a surveyor hasn't been appointed) if we fail to get the mortgage because of something else then this will be a total waste of money. Surely they wouldn't appoint a surveyor until we have met all of their other criteria. Is this normnal practice to appoint the surveyor straight away therefore allowing them to keep the £500 even if we are turned down due to some other reason!!

    Santander usually instruct the valuation once they have approved the application.

    And from personal experience - we are going through this at the moment with SantandAbbey - I have seen the credit check on my credit report, the valuation was instructed subsequently.

    Yes they have performed a credit check which I can see on my report so hopefully that is an indicator that the application is going through ok...... but you never know with these things.
