Yes we do have 10% of the deposit and there is a new deal in the market which we were not aware of. We would only need an extra £3000 for stamp duty, solicitor etc which I think should be easy to get.0

A good IFA is worth their weight in gold and will cost you nothing as they are paid with commision from the mortgage lender.
An IFA will be able to search the whole mortgage market and tell you all options that are open to you. They will be able to answer any questions. They will complete all (or most) of the paperwork for you and chase the lender to make sure everything keeps moving with the application.

3K FOR COSTS? we moved last year and believe me when you add up ALL the costs its a lot more than 3k..ours was over 20k when we had finished and our house was only 12 years old..granted we did replace every carpet and had the whole house painted inside and all furniture was new but moving house is not a thing that is cheap..It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0
