Literally went to the estate agents this morning to ask to put our house on the Market and we have our first viewing tomorrow!!?
Apparently she's a lady who nearly bought exactly the same type of property as ours on the same popular housing estate but the seller pulled out at the last minute.
I'm not getting my hopes up but isn't that funny! Anyway, we've been working like mad in the garden and house, getting everything really presentable and clean. Suppose no matter what happens it's kicked us into action and gets all this hard work out of the way. :T

I know, I'm trying. We've lived here five years. I love the house but hate the location. we always hoped to make money on the property but that obviously didn't happen.
I guess it'll be good even if nothing comes of it as we're motivated to get the house in order.
It's great fun, working as a team. But I definitely think putting it on the market now is the right thing to do. And with no chain as well, we've got a good chance0 -

We've not had quite the same luck with viewings but we have only had two viewings in 8mths and both have put offers in (although the first fell through). We are in the same position as you in that we hate the area and bought at the peak of the market.
Getting them through the door is the important thing and as long as you have presented the property at its best and are realistic about what price you will accept you have every chance0 -
Be very careful about fees... make sure you sort out exactly what percentage you'll be paying them and get the contract signed before anyone views. Had a thread going on here recently where someone had a viewer without actually instructing an agent and had no idea what fee they'd be paying them. If they introduce someone and you've not agreed terms, they'll probably say they're not flexible on fees.

We had three agents around to value. One said he had somebody who wanted to see the property when he came to value. We said that we wouldn't let anybody see it until we had chosen an agent.
We then chose a different agent. Signed the contracts and the other agent contacted us. Said their client still wanted to see it and asked us to show them around and have them excluded from our agents contract so if they bought it, they would get the commission instead of the agent we had chosen.
We said no and then they tried the same tactic with the agent we had chosen.
In the meantime our agents arranged a viewing on the first day we were on the market, the offered the full asking price and we were sold.
It's a struggle to understand what the other agents were up to but now, awkwardly, we're buying through them!0 -

No it's ok. The estate agent we're using is a family close friend. We have no problem on that regard, so we're very lucky
I can't believe the things people go through when selling homes. It's a wonder why we bother doing it

Thanks for the kind wishes. We've just sat down for dinner, both exhausted but the house is sparkling, we've got rid of clutter and everywhere looks lovely. Even went the tip twice today. If anything, we are now ready to move.
And if nothing comes of this viewing it doesn't matter because we've got the hard work out the way

I wonder if that sort of information is required to be revealed to any intended purchaser?
You're implying that we would get special treatment and that any purchaser should be wary of said relationship? Your implication is wrong.
I was saying that we are lucky to know our estate agent, so we know they won't pull a fast one on us. Hence the whole subject of the thread and the kind warnings of others.
Are you saying that I should go with another estate agent to hold stronger morals and values? Pray, tell me, what do you think one should do? :T0
