buy to let/bridging loan?

hi and help, my wife and i live in a two bed miners cottage not far from bristol and bath which is not the biggest but a fair size, the problem is we have just had twin girls and already have a five year old boy.
we have had our house on the market for just over six months and no offers (even though we have dropped the asking price almost 10k). the problem i have is i would love to now keep the house and let it out but that would leave a short fall of 50k on the property i wish to move to, i would add this to a buy to let mortgage or the mortgage of the property i wish to move to but my next problem is i started my own small garage business 18 months ago which is doing very well but i only have a years books completed so the bank will not lend yet.
hope this makes sence, any ideas would be great.
