Santander Arrangement fee

Hi All,

I applied for a mortgage renewal with santander about a nonth ago,
They took the arrangement fee of £995 but I get the feeling there just messing me about and have no intension of giving me the mortgage.

They want proof that my girlfreingd has been living at this house for the past three years which is not easy when everything is in my name.

Can these companies take a non refundable arrangement fee then turn you down?

In the meantime my own bank has approached me with a better rate than santander of 4.38% 5 year fixed with no arrangement fee and santander is 4.4%..


I am unsure what to do,
Should i loose my £995 arrangement fee and go to my bank.

or risk waiting for santander who could turn me down .

  • Even if only in your name, paying your council tax would be without a discount while she lived there...show them the annual invoices.

    If you kept claiming the discount, then she wasn't there...

    There is no council tax in N.Ireland ,

    Do you think I should stay with the devil I know an loose my arrangement fee. for a .2% saving

    Why oh why oh why do people insist on paying these fees upfront?

    Always, always add to the mortgage when possible then you will not have these problems.

    The fee should be refundable, and if you fight you "should" get it refunded.

    Does your girlfriend not have bank statements etc in her name? is she not on the VR anywhere?

    Hi,

    At the time I payed the arrangement fee they was alot of talk about the interest rates going up and the people at satander said I had to pay the fee to hold the current rate or it would be going up.

    The only thing is this has been going on for about a month they ask me to send letters to prove my girlfriend has been living in this house so I send them HM revenue letters with the house address and her name on it , then they want something else.

    The problem is they have messed about for so long my bank has offered me a better deal...

    But it says on the documents that were sent out that all fees paid and unpaid are none refundable,

    So I get the feeling thaey had no intension of giving me the mortgage in the first place there just trying to justify taking the £995 fee.

    Spot on.

    Why would anyone want to give a lender any money until they have to ?:eek:

    I appreciate some people won't want to add the fee and pay interest on it for the full term, but add it at first then pay it off immediately after the mortgage starts ( most mortgages will allow you to do that )

    You should have been made fully aware that the fee could have been added to the mortgage. I bet the call centre person did not make this moption clear. I am thinking Santander target staff to get fees up front now as it's more profitableas some people will be declined yet they get to keep a fat fee. Awful company.

    After contacting santander to cancel mortgage they have refunded my arrangement fee with no hassle.:j
