Help with remortgage

Hi,

I have a mortgage at 6.79% interest only and am looking to find a better rate.
The mortgage was on 123k but I have paid off some and I still have 108k left.
Since I took out this mortgage, my employment circumstances have changed. I am self employed since July 2010, earning approx 2k/month before tax and before that I have a gap in 'employment history' of approx 12 months. I don't know what is the present value of the property.
What are my chances of getting a new mortgage at a better rate?
Where do I start? What papers do I need etc....
I would welcome any advice that you can give me.
