You could pay whatever penalty is due on the savings account, if an option. Or take a mortgage out with no ERC. How much are we talking about and which provider are the savings with?

My instinct is that mortgaging for just 18m would be expensive in charges, and I'm self employed so it may be tough for me to raise enough anyway. I do plan to live in the property. I did post this question without checking if I can withdraw early with penalties so Ill go and do that.0

there will be penalties,but probably far cheaper than taking a short term mortgage0
