    Need a mortgage or buying cash? I guess from the first line you need a mortgage?

    If you have your mortgage application going through at the same time as the solicitor is obtaining searches, sorting enquiries etc you could have everything in place inside a month.

    Sadly, one can never tell what little things can crop up along the way, so it's very difficult to estimate.

  • Depends how proactive the sellers(and their solicitors) are. Key part would be getting the draft contracts from them ASAP. 3-4 weeks if everyone is working towards the same goal

    have you set a completion date? The solicitors work for you and are being paid well to do so, set a completion date to focus everyones minds and stick to it. of course things may slip but setting that date is a line in the sand.
    Politicians and diapers have one thing in common. They should both be changed regularly, and for the same reason.
