Halifax AIP but offer is being delayed?

Hello

I am a FTB and on the 14/02/11, I applied for a Mortgage with Halifax through my broker and they accepted my application on 18/03/11 and they stated that the product that I selected has been secured. Now for this to proceed to offer as quickly as possible they requested the following:

- 3 months pay slips
- Last 3 bank statements showing salaries being credited
- And latest P60

In the meantime they instructed a valuation of the property and I paid 430 pounds, and a few days later the valuation came back correct with no major issues on the property.
All the above were requested for me and my partner, however I was not in receipt of my latest pay slip and bank statement for February, nor did I have my latest P60. So I delayed until 05/03/11 until I had received all these documents for me and my partner and have sent them off (my partner did not have a P60 as she has only been working for 9 months).

A week later Halifax requested my partners P60 and my broker informed them that we did not have it, so the Halifax requested an employer’s reference and sent it to my partner’s workplace. The reference was received by fax and sent off the same day and on 14/03/11 Halifax confirmed that they had received this. All this week I have been a little anxious and waiting for the formal offer of mortgage and my broker has called them and they have stated that it is with the underwriters and we should get an answer soon.

I earn 40K and have been employed for 7 years and my partner 20K and working for 9 months, we are both full time and permanent employees. We have never had any CCJ's, No outstanding credit cards or loans and my credit score with experian is good.

What I am concerned about is that they may not give the mortgage for whatever reason and what seems to be the delay?
As the AIP, I provided all the documentation, the documentation corroborates what we put in the application form. I have also paid 430 pounds for the valution and would they instruct a valution if they were not going to accept? I am also getting the Estate Agent call me up ever 3-4 days asking about whether I have my offer or not and im quite stressed out about the whole thing as it is and this wait is rather difficult. My broker has told me when he rings them they tell him it’s with the underwriters and we should get an answer soon.

Any advice appreciated?

It simply takes time for extra information to be scanned, loaded, approved and signed-off. You have no cause for concern at this stage.

Halifax has set turnaround times and there is no way of queue jumping. They will get to your case in turn.

I assume you are borrowing a high ltv.

Basically they have had the detail they need for 3 days. The case will be in the queue for underwriting and, while it is hard, you need to be patient.

Ltv was 85% and I'm putting a 15% deposit down.

    House is £229,950

I appreciate advise and I'll have to be patient but just worried if they say no ! Then have to go through all the application process with another lender hence delaying purchase ! I'm concerned as vendor may think I can't get a mortgage and put house back on market again if this drags out a few more weeks !

Just got off phone from my broker!

The reason mine is taking so long is that they have randomly pulled it out for a quality check! So there is another process to go through!

    AAAAARRRRRRRRRRRRRRRGGGGGGGGGHHHHHHHHH!

Feel like pulling my hair out!
