I keyed it in Trigold as zero income, input the rental income, made him 66 years old and checked the "new build" and "purpose built flat" boxes.

You will find life so much easier if you communicate clearly and not expect others to second guess what you mean.
Reading your wording here sounds like you have already been letting the place out, therefore you must own it already, so why suddenly do you need a mortgage?

In my experience working on new build properties they are really poor quality too, its not something id invest my money in the places fall apart within a few years. I recommend a builder in Wednesfield though.0
