Could anyone help me or point me in the right direction.
Can I get a Mortgage?
I am self employed only with one year accounts,
I earn about 20-25k per annum.
I want about a 50% LTV self build mortgage which I already own the land. my gf earns about 15k per annum.
I have excellent score with Experian, but a poor with Equifax.
I have missed payments in past but not for over 12months.
I have minimal debt at the minute and about 15k deposit of which i require a 120k mortgage.
What lender should I look to? or mortgage advisor?
I am based in N. Ireland.

Give the Progressive Building Society a call.Feb 2012 - onwards MF achieved
September 2016 - Back into clearing a mortgage - Was due to be paid off in 32 years in March 2047 -
April 2018 down to 28.00 months vs 30.04 months at normal payment.
Predicted mortgage clearing 03/2047 - now looking at 02/2045
Aims: 1) To pay off mortgage within 20 years - 20370 -
I doubt any lender will do this what with the catastrophic economy over there. Lenders over there have massive losses to pay down, and or they will be ultra cautious going forrward. Your'e only option I suspect would be a buy to let mortgage but they normally require a squeaky clean credit history for at least 3 or 6 years. maybe do it in your Mums name buy to let?0

A self build Buy to Let mortgage with the land in somebody elses name.
Good luck with that one.

Original post states self build on land already owned. Then a further post states to do a Buy to Let in the mothers name.
Some points to consider. OP did not state a BTL so if it is a residential property it cannot be bought with a BTL mortgage.
BTL not going to be popular with BTL lenders
Land owned by OP.
