Remortgaging query

I currently have a Derbyshire Building Society mortgage (previously fixed) and now at an SVR of 3.5%
In anticipation of possible future rate rises I am looking to remortgage to a competitive 5 year fixed rate. However I need advice on what mortgages I may be eligible for.
I am currently a student nurse coming to the end of my training. The property was my main residence until I moved out 3 years ago to study at University. I have been letting the property since then as my mortgage lender has given me permission to let.
Initial enquiries have drawn a blank, it appears I am not eligible for most 5 year fixed rate deals unless I move back into the property for 6 months then remortgage.
Can anyone please help with my predicament?
