Mate if your split up tell her to shove it, if its in her name you are not liable for any repayments.
If you don't pay the repayments they won't be chasing you for the money it will be her.
Also get yourself disassociated from her on your joint account.

No - the bank still have authorisation to go into your linked account and take money you owe.

You will need to open a new bank account with a completely different bank and get your salary in there. Then they can't touch it.

Its not your debt anymore its in her name, they can't chase you for a debt which is not yours.
You have not signed a loan agreement.

I would tell her to take a run and jump

let them chase her..they loaned her the money,,sit back and enjoy the extra breathing space..
It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.

I am sure they will try to contact her, and it is fully her problem. She will probably get a CCJ, but whether the bank can take the property is down to how good their lawyers are...

You need to close the joint account first otherwise it will all tar your credit file for years to come.

You may have trouble closing a joint account without her signature of agreement.
