mortgage advice urgently needed

Hi, I hope someone out there might have some advice. My little family and I urgently need more room and are looking at houses. The current uncertainty over the future of rates is terrifying and I don't want to risk being unable to pay the mortgage. We need to borrow £180K with a £70K deposit (total £250k) as we live in an expensive part of the country. Does anyone know of any good offers for fixing or have any advice (crystal ball style) on the future. I'd be really grateful as I am really anxious about this but know that uncertainty is going to be with us for a while........

Do you need to sell?
If its a little family, why does it need more room? ;-)
Is your income sufficient for £180k?
£250k isn't expensive...
Prices are widely thought to be flat or falling this year, so no need to rush.
Start with your current lender, if you are selling, perhaps. Port existing mortgage and top-up.
Try moneysuprmarket.com etc for comparisons, input your specific details.
Try a mortgage broker from a personal recommendation, also.
What one person will get, you might not.
Get your credit squeeky clean.
