house price comparisons

One or two things in the local property market have made me sit up and take notice,last week our neighbours put there house up for sale at "offers over"140k,last june we had ours professionally valued (not by an EA)at 115k and we have a full kitchen extension our neighbours house doesnt have.
Meanwhile a house not 500 yards away(and apparently in good condition)is up at 67k,the only difference one less bedroom
also noticed a very desirable cottage in a very good area which i would have expected to be at least 130k on the market for 65k

The more i looked at the property pages this week the more i realised that the bottom has fallen out of the market,with a number of reasonable homes around 50k and even a 12 month old 2 bed flat at 55k,i also doubt the bull about rising rents carries much water either,we rented this house out 15 years ago for £400 a month,a simlar house on the same estate is now on offer at 425 a month

    Would you be able to post up a rightmove link? I'd be interested to see a very desirable cottage in a good area on sale for £65,000.

    There are many 'good areas' around Manchester but I can't think of any where you'd get a 'desirable' cottage for £65k.

    Anyway, the OP said he saw it for sale so I'm sure he'll post up a link soon so that we can all have a gander.

    I've found a two bed terrace in Gorton for £69,900. It isn't a cottage, isn't very desirable and Gorton is pretty much the opposite of a 'good area'. However, I reckon that with a good bit of haggling you could get it for £65k.

    I think describing it as a 'very desirable cottage' in a 'very good area' might even get you sacked from an estate agents.

    It's a tiny 1-bed terrace house, which needs work and is located in Hyde, which is a pretty rough part of Manchester. I'll grant you that this is a slightly upmarket area of Hyde though, I've driven down that road at the other end of it is really quite pretty.

    It's still a one-bed terrace in Hyde though. ;)
