having found that my wife had got into debt (30k)i went to one of the advisers at c.a.b who have been very help full. i have put house on market and sold too pay all debts off we have a mortgage and are looking to downsize ,icontacted lender to see if we could transfer mortage to new property but have been told that now due to the wifes poor credit rating this could not be done,and would not give us a new mortgage, my credit rating is good, and we have not missed any mortage payments . any advice

Classic case of "Computer says no".
I'm sure there could be a couple of options, can you not get a mortgage in your name only? Then maybe add her to the deeds at a later date?0 -

"Porting" a mortgage deal is a valuable option, particular if you face large early repayment penalties if you change lenders. It is worth remembering that this doesn't guarantee the current lender will lend to you and you still need to meet the lender's criteria and status requirements.
In these circumstances would your lender consider a mortgage in your name alone while porting your current offer?
If you don't ask, you don't get!
