Funding needed for managers role

Hi
I am the treasurer of a charity based community centre in Solihull, West Midlands. It has been running at breakeven for years and years and we are really keen to turn things around and provide the community service that the centre was originally built for 40 years ago.
The committee consists of about 8 people, most of which are retired and unable to commit their time any more than they currently do.
We have decided that we need a manager to run the centre for us, to promote and market and organise the many events we wish we could host aswell as manage the one staff member that we have and to look after the building.
The problem is that we have no money to employ another person. We would love a mature person to take on the role (preferably over 50 but well aware that we cannot stipulate this due to ageism) and once they were in the role and doing it successfully they would "hopefully" generate the income necessary to pay for themselves amongst other things but we don't have the money to get the whole thing started.
Does anybody know of any funding or grants that we could apply for? In todays market with people crying out for jobs this would be such a great opportunity for the right person but we just need to get it off the ground.
We don't have very much money at all and could do with some help for new windows and CCTV and a few other things so if anybody knows of any help we could apply for in these areas too it would be a great help. We are a registered charity and get no help from the council, we are completely self sufficient.

Not saying it would be easy, but you could take a look at the Small Biz and Charity Organisers board, there are some posts there about getting grants which is the kind of thing you seem to want.Signature removed for peace of mind0
