Consent to Let with low LTV

Hi,
I'm currently living with parents, but have had my own (mortgaged) property in the past. I intend on buying my Grandmother's house as she intends to downsize since the passing of my grandfather last summer. She is on a waiting list for retirement housing.
In the meantime I am considering buying another house to live in for, say, six months. I would probably take out an 85% LTV to leave me funds for a deposit on my grandmother's house further down the line, so retaining the first house and letting it out.
Do any lenders have reputations for easily granting Consent to Let with 85% LTVs? I am aware that for a proper buy-to-let I would need 75%, so could it be the case of putting a further 10% down to convert?
I could afford the mortgage repayments on both properties if the first property was vacant.
