    Issue like the employment being supposedly far from home are the reason I always warn people about using brokers with lots of experience. All too often I come accross these basic mistakes. You cannot learn this stuff on a course, it takes many years of experience and a good broker has a mindset that is always expecting the worse and planning for it in advance.

    The very worse traite in a broker is over optimism.

    I hope the broker has had it confirmed that the survey was ok and valued at the correct amount before making promises about an offer.

    Apparently this broker has been doing this for over 10 years now. He's either just being very careless with me or he's just incompetent.

    I seriously feel like I could've done a better job of it myself!

    He hasn't made any promises about an offer? He just confirmed that my case has been accepted by the underwriters and the survey was carried out on Tuesday just gone.

    He needed to be told by me to send over the PRC repair certificate otherwise he wasn't going to the numpty.

    Glad the initial problem is sorted, panicked me a little as my employer is in a different country to where I reside so I will have to make my circumstance clear!

    In his defence the underwriters at Abbey would probably not know what a repair certificate was!! They are guided by valuers comments on the valuation, if valuer says it is ok then thats it for them. Obviously sending the certificate should be done anyway to cover all angles.

    Your broker will be able to see on his tracking system as soon as the offer has been approved. It will be sent by post to the broker, although if he nags them enough he may get a fax, though it is unlikely he will chase it given what has happened!!

    Yes make sure you do! Get a letter from your employer to say where you're based to cover yourself.

    Got the call from my broker. Got the offer today! Am chuffed but still a little way to go now!!


    One quick question; I'm looking to buy a car as well with a hefty deposit and finance working out at £100 per month. The dealership tells me that I need to take it up by this weekend if I want to take the offer (possibly just sales talk). Am I safe to go ahead with this now or should I wait until I complete on the house?
