Why do I need a Solicitor for repaying a mortgage?

Santander should electronically release their charge on your property at Land Registry and then forward to you the title information document (comprising an uptodate register) together with any pre-registration documents if you have requested them. However, allot of building society's and banks no longer hold deeds as they have been destroyed.0

We just paid off our mortgage too and BANK OF SCOTLAND also told us we needed a solicitor to instruct the discharge of the bank's security......
Does anyone know what sort of price we should expect to pay a solicitor for taht?
