As the weather is improving, can I suggerst you consider leaving this until you have tenants, so their income funds the cost. Also in summer you might get a better deal.

Thanks for explaining things in more detail.
You are in an unusual position in that your income could increase significantly at short notice, and you have the last resort of help from parents.
I can now see why you are going to bash on, I might be tempted to do the same.
But I'm sure you agree you need to keep a close eye on the deficit, no one can run at hundreds a month the wrong side for long.
You seem very determined which will hold you in good stead.0
