Hi this is my first post, although I'm not new to the website or even just browsing the forums!
The advice is for my sister, her situation is as follows; she is currently in the process of divorcing the father of her three children. The kids live with her in the 3 bed house she and her husband bought on a joint mortage some years ago. For the last 3 years since they split up (and he moved out) she has just been managing to pay the mortgage all by herself. She only works part-time due the youngest child only just having started school.
The problem is she really wants to take full ownership of the house but obviously her income is nowhere near sufficient for any lender to take her on her own.
Now there is some equity in the house so the absolute last straw would be to possibly move somewhere a bit smaller still with 3 beds in a slightly cheaper area. But she really doesn't want to that, the area is ideal for the kids schools, nice neighbours etc.etc..
Can she just get her husband(soon to be ex) taken off the deeds and carry on paying the mortgage as she is now, he will agree to do this.
If not is it possible to remortgage and apply for help via shared ownership with the housing association? Can it work like that?
Any other ideas??

She will need to see a solicitor and visit her mortgage lender to see if they will agree to remove him0

Shouldn't all this be dealt with as part of the divorce settlement? She should discuss it with her solicitor.
Will the maintanance from the father bring her income up enough to afford the required mortgage?0
