guarantor is possibly filing for bankruptcy

We have had some guarantor forms through for our sons home rental (he is a student and we had to ask a friend to guarantor for him!) and it clearly states that should the guarantors circumstances change they must inform agency, even if they change their job or income or whatever, but as said before how would they know? Unless they do periodic credit checks, but as others have said if mortgage already up and running, and up to date, there should be no problem.
