how long to completion from draft contracts

Hi
A bit of background
We have a cash buyer for our house, desp wanting to get in as currently in rental has to be out in 2.5 weeks
We accepted an offer, surveys done, paperwork signed and sent to sols, contract sent to their sol
We are purchasing a property, surveys done, searches done, mortgage paperwork/confirmation in sols hands
Our seller moving into retirement property but can rent a room their whilst waiting so wants out asap - all possessions bagged up ready
But
Everything is ready yet our solicitor still hasn't received the contract from his solicitor. She hasn't even drafted it yet despite him sending everything over a week ago
Everyone can move a week on friday and is happy to do this but my sols are saying that its pushing it with not yet receiving his contract.
She has told them she wants it by tomorrow and will send a courier for it.
How quickly can things get done by this point providing they actually have done the contract tomorrow?
Everyone is packed - apart from the necessities and rearing to go
Any advice?

Im in a similar position apart from im not selling to move as im selling am empty property.
Solicitors dont tend to work too fast !
Take a leaf from my book.
E mail your solicitor and e.a to keep your situation in mind !
Their solicitor says they have not got all the paperwork in connection with the draft contracts, so after emailing my solicitor and e.a they now have them !
My e.a is going to ring their solicitor tomorrow to further the sale.
Answer to your question could be days or weeks im afraid.
My buyer has instructed their solicitor to wrap things up quickly.
Lets see !

All you can do is keep chivvying your solicitor, keep asking where they are at, whether the next step is in their hands or they ar waiting for something from the other side/local authority whatever.
In parallel, keep talking to your buyer/seller direct, to ensure that THEY are chivying THEIR solicitors in the same way, and if the solicitors seem to be telling each of you different stories ("I'M waiting for X", while the other one says "But I'M waiting for X") then you can try to mediate/progress things.
It could take you a few days....... or 6 months.0 -
we are in a chain of 3-selling to a cash buyer and buying an empty house-offer put in end of September and still not exchanged yet due to sellers being very slow at passing information to solicitors and our buyers solicitors also being very slow! (both using big factory conveyancing firms)0

Hmmmm interesting,
I was not aware it was ok to ask for the sellers or buyers details to talk direct to each other.
One could see many pro's and con's in such a relationship !0 -

Maybe, but isn't it better to be open and direct rather than firing salvos at each through estate agents and then when you get the agents telling you " The Seller says...." you start to wonder about what that means and what is behind it all and what the agenda is etc, etc. So you go back with "We say..." which might really wind the seller up, because he reads all sorts of unmeant stuff into what the agents tell him you said....and on it goes...
Isn't it much better to be able to talk direct and then you can get clarification about what they are saying - both of you have a chance to modify fixed psotions and there is much more pleasantness all round. It is only scared insecure people who hide behind others like Estate Agents.RICHARD WEBSTER

We have hardly dealt with the agents at all from the buyer prospective and the seller, the buyer negotiated direct with us and this is what we did with the seller of the property we're buying. It seemed to work better this way as we wouldn't be where we are now if we had left it to normal ways as were able to be quick and get things moving.0

We're all using small local solicitors, i learnt my lesson using large conveyancing firms when we bought our first house0 -

A bit unfair Richard.
Some people dont feel it necessary to speak direct to the buyer or seller, when they are paying big fee's to their e.a and solicitor teams.
Some would not be comfortable speaking direct.
For me I have never thought about doing so !
Its now food for thought if badgering my teams does not work.
How would one go about getting these details as they will be data protected ??0 -

Our buyer gave us their number on the second viewing and the seller dropped a note round through our letterbox
Does miff me a bit paying all the EA fees when we've done the work but it worked to our advantage so we are running with it!0
