£28,000, should i put it towards my current mortgage balance ?

hi sorry about lack of info when originally posting,
to confirm i have 28,000 and am unsure what to do with it as above
my mortgage balance is £92000
valuation of house 3 years ago £98000
am on fixed rate of 6.34% until jan 2012
with goto rate of 3.74% above base rate
i am allowed to overpay 10% of balance once a year without ERC
is an offset mortgage a possible solution

Probably worth getting a couple of up to date valuations so you know where you stand, given the fact that the market has changed0 -
Think it makes sense getting valuations !
But how do I do this ? Just valuation from estate agents ?
Or is there a way of gettin a more accurate valuation other than paying for one ?0
