I have 13 years of £158,000 outstanding on my property and would like to know what the best way to reduce the term with a competitive fixed rate repayment to say 10 years. Are there any good lenders/ deals out there?

Either overpay or make an arrangement with the bank for your fixed monthly payment to be higher. Sorted.
Are there any good lenders? Yes.
(You need to consider your current interest rate, possible rates you could get elsewhere, whether that will allow you to overpay, your LTV, any ERCs etc etc. You haven't given us enough information for us to be able to say anything too constructive.)0 -

£158k 10 year fix, repayment
at 5% will be £1676pm
at 0% it is £1317pm
what rate can you afford?0 -
Yorkshire BS do a 10 year fix at 4.99% fee £1495 LTV 60% so £1676/month if g4l is right about his figures which I am sure he is!!!0
