getting mortgage partner iva settling

my girl friend is settling her iva with a lump payment.she earns £25000 p.a im self employed and earned £4500 .I get working tax credit and child tax credit of £9800.can i use the credits as income to get a mortgage.also would i be better just to go on my own for a mortgage or include her.would this harm my credit score.price of property we are looking at is £125000.i part own a home outright with a housing association and pay rent on other 75% and once sold will have a deposit of approx.£45000.any help would be much appreciated.
