How much would a self build cost?

I'm interested in finding out what a self build involves. A friend of mine really likes the idea of it but I don't think she's thought it through.
I need a breakdown of approximate figures, if any of you have done this before. I don't want my friend to set her heart on it if it just is not going to be at all possible for her current funds.

How longs a piece of string?
You can't really cost a project until you know what it is your building.
Ground Conditions - need for piling, vibro, raft foundation, traditional footings??
External walls - Brick, Stone, Render, Glass??
Roofing - Burlington Slate, Marley modern concrete tile??
Size and location of the proposed property will also have an effect.

£80-£100 per Sq Ft (internal area) is a reasonable amount, unlikely to be higher unless you have exotic specs. Land cost separate of course.0

We have self built and it is not a cheap option. The cost of the land is the hardest part-lots of banks won't lend on it so you need cash-it can cost anything from 25k upwards for a plot-most in the area I live in go for the 100k mark-and people fight over them!
Then you have to cost in where you will live while the build happens-we rented-big mistake-as the mortgage is released in stages it seems ok at first but you are eventually paying out rent and mortgage at the same time. This is why lots of people go for the "caravan on site" option-we had 2 young kids so wasn't an option for us.
Then on top of all that is the million variables in the cost of the actual house. If we did it again we would go for a package with one of the timber frame companies such as Potton-save headache of juggling trades with no experience!
It is super stressful and v v hard work,expect lots of sleepless nights!:eek:0 -
Thanks to Shamac and Typhoon, you have given me some ammunition to talk my friend about it.
Any information is better than knowing nothing about it. I will look at the companies that offer packages then and see how much they come in at. Cheers :beer:
