when they tele just tell them he has nothing to do with you are your household and you have no idea how they can conact him0

well done for you...it is too easy to give up on people who have gone off the rails..I admire you and respect you are trying to help the lad who hopefully will grow up and sort himself out and one day thank you for all the effort you are putting in on making him a decent human being...put all your cards in a safe place (if you have any) and if it goes too far remember you have gone a lot further in helping him than anyone else was prepared to but for your sake kick him out if you have to.It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should

If he has other problems aside from debt (difficult upbringing etc) may it help him to seek some professional advice (e.g. CAB etc) or possibly a support group for people who have had a troubled start in life or similar?
