New House Builders Deposit

Hi, we have reserved a brand new house and the builder has given us a 5% deposit. We have the other 10% deposit to make the total deposit 15%. Do all mortgage providers accept the builders deposit as part of the actual deposit or would we need to find another 5% to make up the required 15%, and then in affect apply for a mortgage at 80%? The house value is £147500 of which the builder has given us £7375 towards the house.
