Have the Land registry deads, help with charging orders and what it says please

Thanks PNPSUKNET. Can I ask do you think (29.07.2009) Equitable charge created by a final charging order of the XXX county court dated 22.06.09 in favour of XXXX would accept a F&F or would they want the whole balance in full? doesn't matter either way really but we like to know all the facts before we go offering F&F out, when or if we do get an offer on the house.

The 4 restrictions we have, When would they need to be notified by the solicitor, would that be before we sell, on exchange or before completion. And also would we need a solicitor who knows the in's and out's so to speak of charges and restrictions, rather than any solicitor?

Sorry to ask so many questions and sorry if they are being repeated, with so much debt that is non secured we just want to clear as much as possible when we sell but would like to have a bit of equity to put down 3 months rent as we would fail credit check (we have already started saving for this just in case)

If you're going to make a f&f offer on the charge, don't let them know the funds will come from selling the house, or that it's for sale - otherwise, they will just wait for the sale and have the full amount.

Pretend it's a possible loan from family or something.
