Mortgage 75% LTV Fixed 3 years

Hi can anyone offer any advice on good mortgages for the following:

House value: £220000
Deposit: £55000
(75% LTV)
Fixed for 3 years
Repayment
Term: 30 years

Ideally want to keep the monthly costs down as low as possible but the ones with the low rates seem to shoot up after the 3 year term but I guess you just have to change again.
Also there seems to be varying hidden costs, setup fee, booking fee, completion fee etc

So far I am looking at Leeds building society 3.69% and Halifax offer where you have your current account with them 3.79%...

Any help would be greatly appreciated.

  • Probably no help to you, but it's interesting that Halifax quoted you 3.79%. I got a quote from Halifax for a 3 year fixed 75% LTV on Friday and they offered me 3.99% which seems to tally with their advertised rates http://www.halifax.co.uk/mortgages/buying-a-home-fixed-60-75LTV.asp.

    Is there another rate offered that they weren't telling me about?

    The cheapest 3yr fixed 75% LTV that I saw was with Chelsea BS at 3.29%, but as you say the SVR after the 3 year term is quite high.

    I believe that Halifax do a 0.2% "bonus" on your rate if you hold their Reward (or Ultimate Reward) current account.

    30 year term means you keep the monthly mortgage payment down but you also pay sod all off the outstanding DEBT and end up being three years older with the same debt!
