Many people take on mortgages when they are 'just getting by'. She seems, as stated, to live quite comfortably within what she is currently earning and foreseeably she will be without dependants living with her.
I think she is looking ahead to that time in thinking about property ownership.0 -
I thought she was looking to buy now, and that was what my advice was based on. In a few years time, with (hopefully) an income reflecting her skills and experience, a deposit saved up and no dependents things would be different.0

For the property price given she'd need an income multiple of around 8.5x. That's just not going to happen.
She can and should investigate options like shared ownership. This probably is doable, unlike an open market buy. Local council and local housing association(s) should be on her contact list.
If the local council property conditions are reasonable for those in her position you might also consider terminating her tenancy once she has had time to establish her position on the waiting lists. This may be necessary so she is not making herself voluntarily homeless if the council properties are significantly cheaper to rent than yours. Renting at a lower price may be necessary to help her to accumulate some deposit.
She could also seek a review of the rent she's being charged to see that it's appropriate for the local market.
The last two options may not be in your best interests, of course, but might be in hers.0
